The Highlands Neighborhood uses a fob system for our residents to safely enjoy the cabana, cabana restrooms, pool, and tennis courts. Residents can choose to use their issued physical fob key or the Verkada Pass phone app to access the amenities. Landlords must have an Owner Renter Fob Agreement on file with the HPOA before Renters may use the Amenities.
Physical fobs should be transferred along with any household keys and garage door openers when a home is sold. Additional physical fobs may be purchased for $25.
Amenities Fob Rules:
1. Fobs will be turned off if Property Dues are not current.
2. Residents may not give their fob to a nonresident or another resident outside of their home to use the amenities unaccompanied.
3. Guests must be accompanied at all times.
4. Any violation of Amenities Rules can result in the loss of fob privileges.

Our pool operates from the beginning of May through the beginning of October. The pool will open for the 2025 season on May 10th.

Pool Rules Highlights:
NO SOLO SWIMMING.
NO LIFEGUARD ON DUTY - SWIM AT YOUR OWN RISK.
No person under the influence of alcohol or drugs should use the pool.
No glass is allowed in the pool or on the pool deck.
No children younger than 16 should be in the pool without supervision.
Residents are limited to 5 non-resident pool Guests per property. Guests under the age of 18 must be accompanied by a resident over the age of 18.
Children under the age of 14 must be accompanied by a person 18 years of age or older when in the Amenities.
Residents shall supervise their own children while at the pool and are responsible for non-swimming children.
Food, drinks, and gum are not allowed within 3 feet of the edge of the pool or within the pool.
Smoking, vaping, and tobacco products are not allowed.
Do not use furniture for jumping, climbing, or other non-intended purposes.
Children in diapers must wear swim diapers designed as baby swim wear while in the pool. Nude babies are prohibited.
No pets of any kind are allowed inside the fenced pool area. Service dogs may be on the pool deck only, IF service card is on file with the HPOA.
All furniture must be returned to its proper place when leaving. Umbrellas must be lowered when leaving the pool area. Users will be responsible for ALL damages.
Pool users are responsible for the immediate cleaning of any food or drinks spilled or dropped on the pool deck. All trash must be deposited in the trash cans.
Noise and music should be kept to a minimum. Music should not include profanity or vulgarity.
No climbing, pulling, pushing on, or jumping over the fence.

Located adjacent to the pool and equipped with a kitchen, picnic tables, grill, electricity, and restrooms, our cabana is the perfect place for residents to host their next small event! Cabana reservation is available year-round for up to 4 hours per reservation. Please note that pool access is not available from October-April for cabana reservations. Pending and confirmed reservations are shown on the website's calendar.
Cabana Reservation Rules:
1. Must reserve cabana a MINIMUM of 2 weeks in advance.
2. Cabana may not be reserved by a resident for a nonresident to host an event.
3. Cabana events are limited to 24 guests per event. Keep in mind that the pool and restrooms are still available for other residents to use during your event.
4. $100 CASH security deposit (returned if the area is cleaned and no damages).
5. $30 non-refundable fee for half day reservation which includes up to 4 hours
6. $10.00 non-refundable grill fee
7. You MUST be current on Property Owners Dues and have an activated FOB.

The Highlands has two tennis courts ready for your next match. Interested in trying pickleball? The east court also has painted regulation lines for your next pickleball game!
Tennis Courts Rules:
1.The Tennis Courts will be open for general use from 6:00am to 10:00pm.
2.Tennis and pickleball courts are for those sports only; no other games may be played.
3.Tennis Court lights are to be turned off after use.
4.Proper attire is required. Only soft-soled tennis shoes are allowed. Running shoes, track shoes or black-soled shoes are not allowed.
5.Food and gum are not allowed in the Tennis Courts. Drinks are allowed in non-breakable containers.
6.Profanity, throwing of racquets and other such emotional outbursts are not allowed.
7.NO bicycles, strollers, playpens, skateboards, skates, roller blades, or similar equipment are allowed in the Tennis Court area.
8.No pets are allowed in the Tennis Courts.
9.Tennis Court users are responsible for the immediate cleaning of any drinks spilled in the Tennis Court area. All trash must be cleaned up and deposited in the trash cans.
Our playground and picnic shelter areas are perfect for an easy outing for residents and their families. These spaces are first come first served and are not open to the general public.
The Highlands Library was established in 2023. It is located across from the Cabana parking lot. Anyone is welcome to take a book--the books are always free! Donated books should be in good condition. Books of all genres, including children's books, are welcome! Pamphlets, magazines, and explicit material are NOT accepted. The HPOA regularly monitors this library, and we'd love our residents to help care for our Highlands library as well.
